More people than ever are moving up from the New York City area in search of small, close-knit communities. This has put a strain on the housing markets of most major villages and cities in the region, whose limited stock of ready-built, in-town housing has largely been unable to keep up with the demand.

Kirchhoff Development and Bonura Hospitality Group have a potential solution in Tradition at Red Hook, a village-style “traditional neighborhood development,” built on approximately 50 acres of old farmland near the Lyceum Cinemas. The plan is for 102 new buildings, with prices beginning around $400,000.

Tradition is a sort of secondary village, with a family- and community-oriented design that will incorporate a community garden, pool, playground, soccer fields, and more. It will also be pedestrian-friendly, with low speed limits, extensive sidewalks and nature trails, and street-facing porches.

The homes themselves will range from 1,300 to 2,500 sq ft, from cottages and traditional houses to townhomes, with between two and four bedrooms, and will be energy efficient. Enhancing the environmentally friendly vibe, 30 of the 50 planned acres will be preserved for open space and walking trails.

Many Hudson Valley villages feature these aspects, but it is rare to see them in a brand-new development. The idea, said developer Joseph Bonura Jr. in a statement, is to “foster a sense of belonging.” He added: “It’s the kind of setting that helps residents forge lifelong connections with their neighbors, and gives people of all ages access to activities that support their overall health and well-being.”

Model homes are available to view, by appointment. The project will be built in phases; each custom home’s construction is expected to take eight months or less.
