Dating back to the 1800s, LaGrange Farms at Overlook welcomes residents with luxury apartments and townhouses in Dutchess County.
There’s a particular dream attached to life in the Hudson Valley, and it goes a little something like this:
- Fall head over heels for the rolling landscapes and serene Hudson River views.
- Find a historic home or a Hudson Valley farm (or both).
- Live happily ever after.
As wonderful as this dream is, it’s one that’s not attainable for all. And that’s exactly when LaGrange Farms at Overlook enters the picture.
A new construction near the Overlook Drive-In in Poughkeepsie, LaGrange Farms at Overlook is a multi-faceted apartment complex in Dutchess County. Part adaptive reuse, part new construction, the 16-acre site is a partner project between R.L. Baxter Building Corp., Steve Tinkelman of Tinkelman Architecture, and Robert Levine of Levine & Levine, PLLC. After Levine and Tinkelman acquired the property in 2007, the trio began construction in early 2019.
“Everyone’s done a really good job of bringing the project together,” enthuses Baxter’s Vice President Eric Baxter. “Tinkelman has done a good job of making the buildings talk to each other.”
While Overlook Farms is a medley of old and new, the site itself dates back to the early years of the Hudson Valley. Following the 400-acre property’s ownership by the Ver Valin family, George Ayrault took control in 1859. Under his leadership, The Manor House rose into existence and the land transformed into a novelty cattle farm to exhibit “the biggest cattle in the world.” Later, the farm existed as Lewis Country Farms until the mid-2000s when Levine and Tinkelman purchased it for redevelopment.
Now pre-leasing for winter 2021, the complex is the perfect in-between for everyone from couples looking to downsize to young professionals who crave community without the city atmosphere. On the grounds, the Farms will offer a total of 107 units spread between multiple distinct spaces.
First up is The Manor House, which was originally home to the Ayrault family of farmers during the 1800s. Throughout construction, Baxter and team renovated it to honor its historic origins in Dutchess County. Inside, The Manor House boasts four apartments – three one-bedrooms and one two-bedroom – which spotlight original details like marble fireplaces and exposed brick. All have wood plank flooring throughout, with stone countertops and stainless-steel appliances in the kitchen.
Next up is The Barn, another renovation that pays ode to the history of the property while introducing contemporary touches. Inside, The Barn houses 25 one-, two-, and three-bedroom units that are all just a little different.
Last but not least, The Carriage House offers more expansive living options, with four different townhouse-style floor plans available. To start, there are 30 two-bedroom, 2.5-bath units with attached garages for a total of 2,005 square feet. At the Garden Level, both one- and two-bedroom units, with another two-bedroom layout with extra den space, make the most of the Farms’ contemporary farmhouse aesthetic, with outdoor patios to boot. Like The Manor House and The Barn, The Carriage House includes design features like soft-close cabinetry, herringbone slate tile bathrooms, and modern recessed and pendant lighting.
As far as amenities go, LaGrange Farms tempts with creature comforts like free parking, a fitness center, and central air. It’s pet-friendly, part of the Arlington School District, and in close proximity to everything from Adams Fairacre Farms and Plan Bee Farm Brewery to Poughkeepsie’s walkable Arlington District.
With 43 Phase One units already rented or pre-leased, pre-leasing for winter and spring 2021 is officially underway. By the time Phase Two wraps, it will debut an additional 64 units on the grounds. Prices for the current units range from $1,900 and up for a one-bedroom and $2,400 and up for a two-bedroom.
