The Arlington Is a Green Development in Poughkeepsie

Poughkeepsie’s The Arlington is a carbon neutral ready community that is now leasing units in both of its new buildings.

Poughkeepsie’s walkable Arlington Town Center, located near Vassar College, got an upgrade earlier this year with The Arlington. The development consists of two buildings: the Lofts at the School, which is the repurposed Arthur S. May School building, and the Flats on Raymond, which is a newly constructed building on Raymond Avenue. While the Lofts at the School began signing leasing agreements earlier this year and is now 90 percent occupied, the Flats on Raymond just recently announced it is ready for occupancy.

Together, The Arlington’s two buildings house a collection of 63 one- and two-bedroom rental residences with open floor plans ranging from 651 to 1,462 square feet. Apartments are complete with stainless steel appliances, walk-in closets, in-unit washers and dryers, and, as a bonus, they’re pet-friendly. Unit prices range from $1,915 to $3,300 per month, and parking is provided onsite, while storage units are available for residents to rent.

The project is headed by Dutchess County’s family-owned business PAZ Management, which has been a leading developer in the real estate and healthcare industries for over 40 years. PAZ focuses on developing projects with lasting community impact, whether that be historic renovations or the sustainable development of residential, commercial, and mixed-use properties.

Designed as a green development, The Arlington was financed by NY Green Bank, a division of the New York State Energy Research and Development Authority. The property is one of four NY Green Bank-funded energy efficiency transactions with projects in Dutchess County and is in the process of obtaining a National Green Building Standard Certification.

Placing an emphasis on sustainability, The Arlington focuses on resource efficiency and outdoor spaces adorned with native plantings. It is carbon-neutral-ready, meaning there are zero fossil fuels onsite. According to Energy Star standards, the development is 100 percent electric and energy efficient, with high-pressure, low-volume water systems to reduce water usage and carefully selected construction materials used throughout the entire site.

Positively impacting the community goes beyond The Arlington’s green development, as PAZ Management has taken steps to ensure comfort and community-building for residents with the project. Planned amenities include co-working spaces with private offices, a dog park and washing station, a game room, and lounges with complimentary coffee, in addition to the already active amenities – a package room and mail services, keyless entry, and electric vehicle charging stations. In an effort to keep residents safe and secure, the property also boasts a smartphone-accessible security system that allows tenants to review video footage and open their doors to trusted guests from afar.

The Arlington has formed a partnership with popular Poughkeepsie-based fitness studio FITSOCIAL, and residents of the development have free membership to FITSOCIAL’s Poughkeepsie location until the studio starts operating classes at the onsite fitness center beginning January 1, 2024.

As The Arlington’s first phase celebrates its completed construction and continued leasing, PAZ Management has its sights set on the project’s second phase, which will include another 133-unit residential building and is expected to break ground in the spring of 2024.
