A 1780s Hudson Valley Landmark Hosts Historic Barn

The 7-acre property also has a carriage house with two rental units.

Location: 678 State Route 302, Crawford, NY

Description: Built in the mid-1780s, the historic Hopewell Farm, which is also known as the John I. Crawford Farm, is one of the best preserved farms in the Hudson Valley and remains an iconic landmark in the Orange County town of Crawford, named for its founding family.

The 3,406-square-foot house has five bedrooms and three full bathrooms. It sits on a 7.2-acre site. The Federal-style main house was built by Crawford’s son Jonathon, who served in the Revolutionary War. It features pioneer, Federal, Greek Revival and Victorian architectural details from a series of remodelings into the mid 1800s. The several outbuildings add to the property’s significance, with a smokehouse, carriage house and barn, which may be among the oldest surviving barns in the United States. The current owner engaged a historical expert to authenticate the barn’s history, which features ax-hewn beams. In 1890, the bright yellow outbuildings of the property were updated in a Victorian style.

In 1998 the farmstead was listed on the National Register of Historic Places. In 2002, the owner was awarded a grant from the New York State Barns Restoration and Preservation Program that enabled him to renovate and stabilize the historic barn.

The main house retains many of its historic features, including varied-width wide-plank hardwood floors, beamed ceilings, and a large hearth-style fireplace with a mantel imported from England. The kitchen and bathrooms have been updated.

Asking price: $695,000

Selling points:The property also features towering shade trees, stone walls, and picturesque views of the Shawangunk Mountains, the western border of the Great Appalachian Valley, and is just 20 minutes from the Shawangunk Ridge Trail.

The carriage house has two rental units: a studio apartment and a two-bedroom, two-bath duplex, providing both a steady income stream as well as the security of having people on site for an owner who may reside primarily on weekends and during the summer. Or the units could be short-term Airbnb rentals. Or the next owner could turn the whole property into a Bed and Breakfast.
